Housing Opportunities
Gaps Creek’s proposal to incorporate different forms of housing:
Gaps Creek is aimed at changing the lives of families, so in Gaps creek there are mostly family homes built to accompany for any sized family. Houses range from 1 bedroom to 4 or more bedrooms. A from family homes in Gaps Creek you will be able to find units too. In the future town houses and units should be built. Another housing opportunity to be built is apartments to make the homes of many other families or people. This will be included in the 10 and 30 year plans. All of these different housing opportunities should be built to accompany for a variety of lifestyles at affordable prices. Although Gaps Creek is aimed at changing the lives of families, hopefully with the housing opportunities that are listed above, in the long term Gaps creek will be a place where multiple lifestyles can be embraced.
Eco friendly house design:
house description:
This house design is of a typical house you would find in gaps creek. The house in set on a 300 meters squared block of land (20m by 15m) which is the average size for most houses. This house is a four bedroom and two bathroom. perfect as a family home, which is what Gaps Creek is all about. included in this house is open plan kitchen, dining room and lounge room to make life that bit easier. obviously there is a laundry included as a necessity and a garage as well. lastly for your entertainment this house has an outdoor living/dining area and a study nook to entertain many minds.
House materials:

-structure and frame 1- steel because it is long lasting and easily recycled.
-structure and frame 2- timber because its plant based, reusable and lessens the amount of greenhouse gas.
-insulator- straw bale because its a good insulator, consumes carbon dioxide and is farming waste that would otherwise be burnt off.
-exterior- rammed earth because it is sustainable and requires little energy and also looks good
-foundation- cement because its a strong foundation for any house.
-roof-

-LED lighting as it is more energy efficient
-North facing windows to allow sun in during the winter
-houses are generally placed away from busy roads to ensure quiet surroundings
-street lights are solar powered
Environmental features include:
-Roof on a 45 degree angle facing north with solar panels to get the most sunlight
-Water tanks
-Compost bin
-Double glazed windows
-Plants
-Installed low flow shower heads and toilets
-LED lighting, as it uses less energy
-Outside clothes line instead of electric dryer
-At least 3 star energy efficient appliances (dish washers, fridges ect)
-Ceiling fans instead of plug in fans as they use less energy
